Home Valuation

Prior to putting their home up for sale, most sellers are curious about what their home might bring on the open market. Aside from paying for a professional appraisal, here are some alternatives to get home valuation data (in increasing order of accuracy):

Least accurate	Visit a home valuation website for a quick Internet Valuation. One of the more popular sites is Zillow.com. Zillow claims that 65% of its valuations in the Chicago area are within 10% of true market value. If all you want is a "ballpark" estimate, this may be close enough. Hopefully your home is part of the 65% that is accurate. A word of caution on internet home valuation websites: if the site makes you "register" with your name and email or phone number, they're probably selling your information to several realtors, and you're going to be getting lots of phone calls from people you don't know. If you want to remain anonymous, look for sites that don't require registration.
More accurate	Let me prepare a Market Valuation Report for you. This is an estimate of neighborhood values based on actual MLS data of closings in your neighborhood. It won't necessarily take into account specifics about your home, but it gives a general indication of value. Most accurate	If you decide to list with me, I'll prepare a comprehensive Comparative Market Analysis for your home. This takes into account recent market sales of homes similar to yours and is adjusted (similar to an appraisal) for specific features of your home and the similar homes which have been recently sold. It is a very accurate indicator of where the market is today for your specific home. I prepare a comparative market analysis for all of my seller clients as part of my service.

No matter which valuation estimate you use, remember that while the seller controls the pricing of his home, the buyer controls the value of the home. A home is worth only as much as someone will pay for it.
