My Services for
Home Sellers:
- Exclusive representation
- I represent only your interests throughout the transaction, never the
buyers. Unlike some agents, I never do dual-agency
(represent both the seller and the buyer in the same transaction).
- Seller Counseling -
I will review and educate you on the entire home sale process, including the
effect of pricing and recent market-time trends, right from the start so there
are no surprises.
- Comparative Market
Analysis - I will gather data on similar home sales in the recent past in
an effort to determine the range of value which potential buyers will place on
your home and I will review this data with you.
- Pricing Recommendation
- Using the market analysis data as well as our knowledge of current market
trends, I will recommend a pricing range for your home and I will also
present a rough estimate of your net proceeds from the home based on this
pricing level. The ultimate pricing decision is yours.
- Property Disclosures
- I will review with you the legal requirements for disclosure and take care
of the paperwork on these.
- Third Party Vendor
Recommendation - I will make suggestions for attorneys, title insurance
companies, and other service providers you will need in the transaction.
- Pre-Marketing
Recommendations - Based on our knowledge of what is important to buyers,
I will make recommendation on minor fix-up/paint-up issues which should be
addressed prior to putting your home on the market
- Home Staging - I
will make recommendations on how to most effectively "stage" your home for
showings. This may include removal and storage of some items, minor
furniture rearrangement, etc.
- Photography - I will
take several digital photos in and around your home to show it at it's best
advantage in the MLS, on the internet, and in print advertising.
Depending on the situation, I may also arrange for a "virtual tour" of your
property which will appear as a link on the MLS listing for your home and the
one in realtor.com.
- Lockbox - To
facilitate showings while maintaining security, I will put a secure SUPRAź
electronic lockbox on your home, not just a cheap combination lockbox.
- Signage - If allowed
by local regulations I will put the highly recognizable Koenig & Strey panel
sign in your yard or on your property, including a "rider" which identifies
your home's specific website (see below).
- Listing in MLS - I
will list your home in both local multiple listing services to maximize
exposure to all area realtors. Up to seven (the maximum allowed) photos
will be uploaded to each MLS system to show your home to it's maximum
advantage.
- Internet Marketing -
I will list your home in several popular real estate websites, including an
"enhanced listing" in the most popular website, realtor.com. The maximum
number of home photos will be uploaded to all websites
- Your Home's Own Website
- I will purchase a domain name and set up a webpage specific to your home (www.youraddress.com) and
market this site name on your signage, realtor.com, and elsewhere.
Your home's webpage will have extensive photos, descriptions, neighborhood
information, maps, and other data today's internet savvy buyers will
appreciate.
- Professional Brochure
- I will have full color brochures professionally prepared and printed which
will be available in your home for potential buyers to take when they tour
your home. These will include extensive photography, descriptions,
neighborhood data, and other information which will set your home apart and
make it memorable to potential buyers.
- Broker Marketing - I
will market your home to all brokers who do business in your area. As
part of this process, I will hold an Open House solely for area brokers
shortly after your home is listed.
- Newspaper Advertising
- On a rotational basis, your home will be advertised in your local and
regional newspapers.
- Showing Feedback - I
will personally follow up on every single showing of your home by speaking
with the realtor who brought the client through. I will review the
showing feedback with you.
- Regular Communication
- I will communicate with you on a regular basis, at least weekly and
sometimes daily as the situation demands. These regular sessions will be
used to review activity and to set strategies going forward.
- Receive and Review Offers
- I will receive all offers on your home. I will review these offers
and will immediately communicate them to you, pointing out the advantages and
disadvantages of each. I will recommend a negotiation strategy.
- Negotiation - With
your knowledge and approval of our actions, I will negotiate all offers on
your behalf. Once negotiations reach a successful conclusion, I will
review all necessary paperwork with you.
- Appraiser Information
- I will meet the buyer's lender's appraiser at the property for the
appraisal and I will supply him/her with all of the market data which
supports the price paid by the buyer. This is to ensure that the home
appraises for at least this amount.
- Pre-Close Activities
- I will work with both attorneys, the buyer's lender, and the buyer's
representative to deal with and resolve issues which will arise between the
contract date and the closing.
- Closing - I will
counsel you on what to expect and then I will accompany you to the closing.
